Project: $1 Billion redevelopment of the Miami Beach convention center and surrounding area

Condos, shops, parks, office towers and restaurants are all possibilities for the 52 acre site in the heart of South Beach.

The city of Miami Beach closed the window to apply for the project Monday afternoon after receiving packages from the following development teams: Flagstone Property Group; Mathews Southwest; Plenary, Tri-Star and Jones Lang LaSalle; Portman-CMC; Rida Development; SoBeCA; Turnberry Lincoln Village and UIA.

City commissioners are scheduled to vote in June on a “short list” of development teams, who will then compete with one another and negotiate with the city to win the job.

I Also hope they pass the casino bill in florida as well, so they can bring a casino in the convention center.

Casino would be nice, but this is attracting big names even without it since it is such prime property.

One of the bidders is the owner of the Aventura Mall and Fontainebleau hotel.

    Casino would be even better.

Some of the local developers are Jeffrey Soffer, a principal with Aventura-based Turnberry Associates, Ugo Colombo, a principal with Miami-based CMC Group Inc., Russell Galbut, a principal with Miami-based Crescent Heights, Jeff Weinstein, a principal with Miami Beach-based UIA Management, and Mehmet Bayraktar, a principal with Flagstone Property Group, which is behind a proposed luxury project on Watson Island.

Other developers who submitted a response are Houston-based Rida Development Corp., Dallas-based Balfour Beatty Construction and a partnership among Jones Lang LaSalle, Canada-based Plenary Group and TriStar Capital, the developer of the W Hotel South Beach.

The city and the developers aren’t allowed to reveal the proposals for a month, as governed by the city’s cone of silence rule.

From the Miami Herald... this could be another Rem Koolhaas for Miami Beach. Decision due in July.

The top two teams recommended are:

    • Portman-CMC, a collaboration between Atlanta-based Portman Holdings and Miami developer Ugo Colombo. The team includes acrobatic entertainer Cirque du Soleil.

    • South Beach ACE, led by Tishman Hotel and Realty and Miami Beach developer Robert Wennett. The team includes the Office for Metropolitan Architecture, headed by Pritzker Prize winner Rem Koolhaas, as its main design firm.
