Not sure.

It passed. See PZAB.4. They needed setback variances (its a small property).

Will this come with a garage underneath? because otherwise I see it as the disastrous Loft 1 and 2; as much as people want to change miami into new york; we are still a car culture and dont want to walk across or a block away at 3 am in downtown.

Loft 1 and Loft 2 have been very successful.

In what sense? cheapest rentals in Downtown? the cancellation of Loft3 and loft4? if you build a new building without a garage is just foolish.

I'm not sure you know much about downtown. First of I think Loft 3 and 4 got cancelled due to the same reason everything got cancelled. Second, Loft 1 and 2 don't have the cheapest rents downtown. Capital, Flagler First, Atrium, etc. all rent below Loft 1 & 2.

There are a growing number of people who both live and work downtown. Offering them a cheaper unit without parking only makes sense. Especially with rents rising making living downtown more and more unaffordable.

More moderately priced housing for people who will actually walk around downtown is exactly what's needed.
