Brickell Flatiron - Brickell Plaza

    Property location: 20 SE 10th Street

    Brickell Flatiron currently has a MUSP to build a 70-story mixed use tower. The land is owned by corporations controlled by Carlo Salvi and Mallory Kauderer.

    The city is currently working a complex land swap deal which will turn a portion of the land into a park, while making the Flatiron site more buildable by adding city owned land to the north side. The deal will allow the owners to keep their MUSP.

    The park is designed by Raymond Jungles.



    The proposed swap is to be heard by the Miami P&Z Board on October 3rd

    For reference, the two properties being swapped. Both about the same size.

    For clarity they're only swapping the tip of the triangle in the second picture. Most of the triangle across from where 1100 Milecento will be will remain part of the Flatiron project.

    Does this require any redesign of the southern part of the building? I mean, will the sharp end of the building have to be cut off to create more space on the ground for the park.
    If so = It could ruin the elegant slenderness of the building, but at least we would be saving more of the park.
    If not = Then they may have just got free buildable land by giving away a little pointy piece that they were going to put a public plaza on anyways, according to the old renderings.

    I highlighted the areas being swapped. It does looks like they were able to swap a piece of land that they weren't going to use anyway for more buildable area. Although since that area falls at a funny intersection you could argue that it being in control by the city is a good thing.

    Also I don't really think its fair to say that they got it for free. The space is about 3000 sf. They could have easily put a single story retail structure on that site. And the same could be said in reverse since in reality no one ever uses that corner public lot except as a toilet for their dog.

    The Flatiron in New York has a single story retail structure that goes to the absolute tip of its site. The highest paying tenant they can get for it, despite the Madison Square location, is a cell phone store.

    An awkwardly shaped single story retail structure is pittance compared to the amount of buildable square footage they just got for nothing.
